Sell Your Home

We Sell Properties In All Price Ranges

Selling is an amalgamation of a carefully put together programme of events that includes:
-  a plan for what has to be achieved
-  a timescale
-  the creation of quality presentation and marketing
-  close liaison and communication with all parties involved
-  the execution of the whole by experienced, dedicated staff

We don't hang around when it comes to selling and we recognise each individual vendor has different requirements, particularly in relation to timing.  We can accommodate whatever timescales to which you need or wish to work.

Planning ahead is crucial. It is unwise to delay your preparations for your move until the day you are ready to place your property on the market. Careful and structured planning will always achieve better results.  Working with us in advance to prepare all that is necessary will allow a much more controlled approach to the whole process.

Our initial advice will include:-

  • Direction of what to do and when
  • A valaution of your property
  • A proposed method of sale
  • A marketing campaign
  • Recommendations of any works we consider would enhance the saleability of your property
  • Numerous handy tips and hints to help you get ready.

Feedback

When underway with your marketing, we follow-up every single person who views your property and we relay their comments to you.  In doing this, we are frank about that feedback, good or bad.  You need to know.

We know there is nothing more frustarting than sitting at home "wondering" what is going on.  Quite often we will call you even when we have no news to relay, just so that you know we have not forgotten you and that we are still "on the case".

Marketing

We adopt a flexible approach to the marketing of your property. Despite the Internet through which many people conduct their property search, our local presence is a powerful source of buyers because many still move locally and like the presonal service we provide.  Our advertising presence in regional newspapers and magazines, our for sale and sold boards and of course our smart, prominent offices are all still critical ingredients to our marketing profile to ensure we capture the market.  Some 70% of our business is still done "locally".

We produce top quality colour particulars with excellent photography and detailed floor plans. Our computer system links all of our offices as well as the London office

Our association with the London Office www.thelondonoffice.co.uk in Sloane Street, London ensures we have an excellent flow of buyers from central London and overseas - initially, without them ever having ever set foot in Surrey.  For many it is the beginning of their journey to Surrey and to our country offices.

But once again, it is the quality and passion of our staff that makes everything gel. Helping people move is what we thrive on and enjoy.  It's never a burden to Burns and Webber.

Burns & Webber On The Internet

The Internet has changed the world.  Anything we need, we can find there.

Our own site www.burnsandwebber.com is clear and easy to use.  In addition we are listed on the major property portals, www.rightmove.co.uk, www.findaproperty.com, www.primelocation.com, www.globrix.com, www.propertylive.co.uk, www.propertyfinder.com.

In addition to listing properties for sale, many sites, www.rightmove.co.uk in particular, offer a wealth of hugely useful data for buyers and sellers.  Enquiries from www.rightmove.co.uk are automatically fed to our own database each day so that we can respond immediately.

However, whilst the Internet provides fantastic data for house hunters, it does not provide any personal service or human contact. This is where the quality and passion of our staff take over.  Ultimately 'people need people' with whom to interact and negotiate, together with experts from whom to seek advice and guidance.  That is Burns & Webber.

Luxury Homes

When you instruct Burns & Webber to sell a luxury home, we will advertise it extensively on the Internet as well as with our sister company on their luxury homes website www.surreycountyhomes.com

Negotiating

We have sharp reactions when it comes to negotiating on your behalf.  The negotiation stage is arguably the most important stage in the whole process. The wrong things said at this point, could lead to a lesser price being achieved or no sale being agreed.

At this stage, we never forget we are acting for you, nor that our objective is not just to sell your property, but to sell it for the best possible price to the correct buyer.  We never stop short on your behalf. Whilst we obviously have a duty to you as our client, we also have a duty to treat a buyer with respect and care.  We balance these dual responsiblities with ease and tact.

We can never force a buyer to pay more than they have to spend or believe a property is worth. But we recognise when there is something left to negotiate for.  Likewise we are not shy to advise you when we feel a certain figure is worthy of serious consideration, or rejection.'Forcing' the sale of a property rarely results in ultimate success, as there is simply too much time, from the day the sale is agreed until exchange of contracts for a buyer or seller to change their minds.

We adopt a friendly and professional approach with everyone. This helps greatly in understanding what our customers are trying to achieve and in the creation of their trust in the advice we offer to help them make their decisions.

The London Office - Our Window In Central London

Our London office association allows us to put our clients’ properties in front of London based buyers looking to swap the hustle and bustle of the Capital for the calm of the Home Counties.

London is of course also the staging post for many International buyers searching for homes in the counties of England. The London office is a rich and regular source of  both such enquiries. Bob Bickersteth, director of The London Office, explains how he promotes our properties to London/International buyers.

“The London Office was set up in 1992 to help those searching for property out of London, without them having to set foot outside the capital!  Now comprising 33 carefully chosen independent estate agents marketing in excess of 22,000 properties a year throughout 172 offices across the country, the London Office is in effect a branch of Burns & Webber, giving them national and international marketing exposure.

At our office in St James’s, potential purchasers are able to discuss their requirements with professional, qualified staff who can answer questions about prices, market conditions, commuting times and schools - and the quality of the local pubs! Customers can instantly search our extensive database for suitable properties and collect brochures too.

We also host regional property exhibitions in central London.  This enables Londoners and overseas buyers to chat face-to-face with regional agents. Bi-annually we produce our ‘Acquire’ magazine, which portrays a wide selection of luxury properties throughout the country.”

So when you instruct Burns and Webber to sell your property you get full local coverage, central London exposure and International presentation via the Internet.
