When underway with your marketing, we follow-up every single person who views your property and we relay their comments to you.  In doing this, we are frank about that feedback, good or bad.  You need to know.

We know there is nothing more frustarting than sitting at home "wondering" what is going on.  Quite often we will call you even when we have no news to relay, just so that you know we have not forgotten you and that we are still "on the case".

In addition to listing properties for sale, many sites, www.rightmove.co.uk in particular, offer a wealth of hugely useful data for buyers and sellers.  Enquiries from www.rightmove.co.uk are automatically fed to our own database each day so that we can respond immediately.

However, whilst the Internet provides fantastic data for house hunters, it does not provide any personal service or human contact. This is where the quality and passion of our staff take over.  Ultimately 'people need people' with whom to interact and negotiate, together with experts from whom to seek advice and guidance.  That is Burns & Webber.

Negotiating

We have sharp reactions when it comes to negotiating on your behalf.  The negotiation stage is arguably the most important stage in the whole process. The wrong things said at this point, could lead to a lesser price being achieved or no sale being agreed.

At this stage, we never forget we are acting for you, nor that our objective is not just to sell your property, but to sell it for the best possible price to the correct buyer.  We never stop short on your behalf. Whilst we obviously have a duty to you as our client, we also have a duty to treat a buyer with respect and care.  We balance these dual responsiblities with ease and tact.

We can never force a buyer to pay more than they have to spend or believe a property is worth. But we recognise when there is something left to negotiate for.  Likewise we are not shy to advise you when we feel a certain figure is worthy of serious consideration, or rejection.'Forcing' the sale of a property rarely results in ultimate success, as there is simply too much time, from the day the sale is agreed until exchange of contracts for a buyer or seller to change their minds.
